5 budget-friendly home updates that make your house look expensively renovated

As we evolve and grow, our homes should evolve too. Whether it is a growing family or a work-from-home requirement, repairing or replacing ageing fixtures, renovating the space, or giving it a makeover are integral in the lifecycle of a home.

Opting for a full-fledged renovation often comes with challenges that homeowners should carefully consider. From budget overruns and extended timelines to temporary lifestyle disruptions and decision fatigue, the process can be quite demanding. Beyond the financial investment, it requires a significant amount of time and emotional bandwidth.

“Over the years, I have advised many clients considering a full renovation to think about the mental load involved as much as the budget,” says Anil Badan, principal architect and founder of Delhi-based Studio B Architects. “When an existing structure is dismantled, hidden issues often come to light: temporary fixes, ageing systems, or unforeseen conditions. These can impact both timelines and costs.”

Badan adds that good design is often about refinement rather than replacement. “Small interventions can have a remarkably large impact when applied thoughtfully,” he says. Thus, most of the time, retaining the existing structure and reimagining the space within is the more practical and efficient approach to any makeover.

“Unless there are truly compelling reasons for structural changes, I strongly recommend prioritising pocket interventions,” says Sonali Bhagwati, design partner at Gurugram-based Designplus Architecture. “This approach is a more effective strategy to refresh your home without excessive disruption or unforeseen costs.”

While considering a makeover, it is always recommended that you concentrate on the places you spend the most time in. “Rather than allocating the budget throughout the house, it is better to revamp the areas that are most used,” says Badan. “This not only allows you to enhance the appearance of the space, but also the usability.”

High-visibility areas include the living room, dining space, entrance or foyer, and the master bedroom. “Allocate budgets for elements that are seen and used daily too, such as sofas, dining tables, beds, and accent chairs. Well-curated furniture and a styling upgrade can often achieve the feel of a completely refreshed home without the cost and disruption of extensive civil work,” says Atil Yadav, creative director of Delhi-based design consultancy Astoria Living. Even modest upgrades in the foyer — think statement consoles, mirrors, artwork, or decorative lighting — can create a strong first impression, he adds, and improve the way the overall house is perceived.

Here are five strategies you can adopt to revamp your house on a budget.

Lighting upgrade

Replacing old fixtures with modern pendants or lamps can change the look of a room. It is also important to think of lighting from a functional perspective and not merely as decorative. “You can always experiment with adding layers of light. It instantly warms up the space and makes it more comfortable,” says Bhagwati. “Brass and powder-coated metal fixtures and fabric shades go a long way in accentuating the ambience of a space. It is crucial to maintain consistent colour temperature throughout and avoid over-lighting.”

According to Bhumit Shah, founder of 18Studiioz, a multi-disciplinary architecture and design firm based in Mumbai, chandeliers, wall sconces and floor lamps can reshape a room’s vibe. “Replacing old bulbs with LED lights can bring in brightness, and with different types of ambient lights, you can metamorphose your entire house,” says Shah.

Surface treatments

“With just one feature wall, you can add a whole new personality to the space,” says Badan. “Try textured paint, wallpaper, limewash, fluted MDF panelling, fabric panelling or even veneer. It does not need big renovations, just the right colours and textures.” It is recommended to focus on one feature wall rather than experimenting with many, which will only add to visual clutter.

Laminates, membrane finishes, PU (polyurethane) paint and acrylic sheets are great ideas to remodel your kitchen cabinets and drawers without replacing them. While laminates that work for flat surfaces are pocket friendly and easy to maintain, membrane finishes can be used on curves, rounded corners and arched profiles. If you are a fan of smooth finishes, give PU paints a shot. Opt for acrylic finishes if you prefer a glossy appearance, which is not only scratch resistant but also has a mirror-like reflective quality.

Refresh hardware

According to Badan, swapping out handles and knobs (without replacing entire kitchen or wardrobe cabinets) can make a huge difference, and not be too heavy on the pocket. Some popular materials include brushed brass, stainless steel and antique bronze. “Materials like matt black aluminium, brushed stainless steel, leather-wrapped handles, or even wooden handles can refresh the look of a cabinet or wardrobe while being easy to maintain and functional,” adds Shah. “Wood and leather add warmth and tactility, while textured metal hides scratches and fingerprints, and lends a clean, elegant aesthetic.” It is important to check existing fixtures to minimise additional carpentry work while undertaking this exercise.

Lifestyle corners

It is not uncommon for homes to have unused corners. These can be turned into cosy spots for reading, drinking coffee, playing music, or working. “These makeovers cost almost nothing, yet can enhance daily life at home,” says Bhagwati. “Some of the recommended additions include an accent chair, a side table, a bookshelf, artwork, and task lighting. Ensure that you keep the corner visually connected to the rest of the room rather than treating it as an isolated feature.” Choose an area with plenty of natural light and throw in an unused cane chair, floor cushions and a few plants to curate a relaxing corner.

Soft furnishing

The right textiles and fabrics can make a big difference in how spaces look and feel. “Soft furnishing brings character, colour and comfort without altering the room’s structure. Consider reupholstering a good sofa rather than buying a new one,” says Nirmala Banaji, principal architect of Banaji & Associates, an integrated design practice in Mumbai. “Go for materials like linen, cotton blends, wool rugs, and textured weaves. Work with a cohesive palette and avoid introducing too many competing patterns.”

She adds that accessories can help “finish” the space. “Place a mirror to reflect more light, hang art for personal flair, and add plants to tie the room to nature smoothly. Always remember fewer, larger pieces often create more impact than several smaller items.”
